Downtown Burbank has announced 10 new restaurants and retailers since the beginning of the year, responding directly to changing demographics that include an expanding number of residents and visitors. The newly opened establishments include Tigawok, Chubby Dumpling, Jam Jam Tea Studio, and Lab Lagree, with additional venues such as Supreme Crab, The Melt, iSmash, High Intensity Pilates, Flow Wine and Coffee, and Fire Wings scheduled to open soon.
This commercial expansion corresponds with approximately 1,000 new housing units under construction or recently opened in Downtown Burbank, along with two new hotels adding nearly 300 rooms. The population increase supplements an existing city workforce of 165,000 people, creating substantial demand for retail and dining options. First Street Village, a modern 275-unit apartment community that opened earlier this year, exemplifies this trend with 12,000 square feet of ground floor retail space that is nearly fully leased to businesses including Hardcore Fitness, Hollywood Pet Grooming Pet Store, High Intensity Pilates, and Flow Wine and Coffee.
The City of Burbank and the Downtown Burbank Property Based Business Improvement District (PBID) have implemented proactive attraction efforts to create an environment that appeals to both unique small business owners and established restaurant brands. According to City of Burbank Mayor Nikki Perez, this activity reflects collaborative efforts to ensure investment certainty through economic development programs that beautify Downtown and create a safe, thriving neighborhood. The PBID's Ambassador Program further supports this initiative by providing hospitality, maintenance and safety services for visitors and employees.
Flow Wine and Coffee, a new concept by Burbank residents Vincent Tempongko and Ariel Nicastro, represents the entrepreneurial focus emphasized by the City. Scheduled to open later this year, Flow will feature LaMill coffee from one of Los Angeles' most exclusive roasters alongside boutique wines, creating a destination for both daytime and evening patrons. Downtown events including arts and film festivals have additionally encouraged increased foot traffic that supports retailers and restaurants throughout the area.
As Downtown Burbank evolves into what Mayor Perez describes as an "18-hour city," the strategic addition of destination and community-serving retail establishments addresses the needs of growing residential, visitor, and workforce populations while creating a vibrant urban environment.
