Hanover Company's new industrial project in the Baltimore-Washington corridor aims to address the undersupply of modern warehouse spaces, enhancing the region's industrial infrastructure with strategic logistical advantages.

Hanover Company has commenced the construction of a two-building industrial complex in the Baltimore-Washington corridor, marking a significant step towards alleviating the shortage of Class A industrial spaces in the area. Located at 765 & 775 Crain Highway North, Gambrills, the development boasts prime access to major transportation routes, including Maryland Route 3 South, Interstate 95, and Interstate 97, facilitating easy connections to the Port of Baltimore, BWI Airport, and the broader Baltimore and Washington metropolitan areas.
The project features two buildings: Building 1 with 170,474 square feet and Building 2 with 216,989 square feet, both designed with 36-foot clear heights to accommodate modern logistics needs. The development includes ample parking, trailer stalls, and dock doors to support efficient operations. Dan Gordon, Regional Development Partner at Hanover, emphasized the project's role in meeting the demand for high-quality industrial spaces in the D.C. market, underscoring the company's commitment to regional growth.
Collaborating with Comerica Bank, Hanover has secured the necessary financing to bring this vision to life, with John Kamerman, VP of CRE Finance at Comerica, highlighting the partnership's alignment with their mission to foster community development. MGMA serves as the architect, with Doyle Construction as the General Contractor and Cushman & Wakefield handling leasing. David Hudson, President of Hanover’s Industrial Platform, praised the team's efforts in advancing the project amidst challenging market conditions, signaling more industrial developments on the horizon for 2025.
