Lincoln Property Company has completed the first phase of its $80 million I-10 International logistics campus in Tucson, representing a significant expansion of Class A industrial space in Southern Arizona's emerging airport submarket with strategic access to major transportation networks.

Lincoln Property Company has announced the completion of I-10 International Phase I, its first ground-up industrial development in Tucson, Arizona, marking a substantial addition to Southern Arizona's growing Sonoran Desert industrial corridor. The $80 million project occupies 79 acres at the southeast corner of Alvernon Way and Los Reales Road, strategically positioned just two miles from a full-diamond interchange at I-10 and Valencia Road within the Tucson International Airport submarket. This location provides immediate access to critical transportation infrastructure that serves the region's expanding logistics needs.
The completed Phase I encompasses 373,811 square feet across two high-performing warehouse and distribution buildings: Building B at 158,944 square feet and Building C at 214,867 square feet. The development plan includes future phases with a fully designed 188,434-square-foot Building A and a 476,000-square-foot Building D, which will bring the entire project to over 1 million square feet of prime Class A industrial inventory as market demand warrants. According to Lincoln Senior Executive Vice President David Krumwiede, the project's strategic location and superior design represent a valuable addition to Tucson's limited pipeline of state-of-the-art industrial space, reflecting the company's long-established presence in Arizona development.
The buildings feature state-of-the-art specifications including 32-foot clear heights, 14-foot tall glass entrances creating modern and inviting facades, full concrete truck courts, abundant natural light through clerestory windows, and an R-38 insulated roof deck system supporting energy efficiency and long-term performance. Following Lincoln's "creative industrial" vision, the development incorporates unique amenities designed to attract and retain specialized employees, including best-in-class outdoor spaces with shaded and landscaped areas, built-in barbecue equipment, and seating for outdoor relaxation, dining, and recreational activities.
John Orsak, Lincoln Senior Vice President, emphasized that I-10 International's next-generation features and people-first approach will support demanding modern users and set new quality standards for Southern Arizona industrial product. The development includes architectural shade elements on north and south elevations, shading adjacent landscaped outdoor amenity spaces, while each building offers design flexibility to accommodate up to six individual suites and various leasing configurations for current and future adaptability. The project represents a collaboration between general contractor Brinkmann Constructors and architects Butler Design Group and Ware Malcomb, with Jesse Blum of PICOR/Cushman & Wakefield serving as exclusive leasing broker.
