Located in the Town Centre district, the property's strategic location near major routes and its adaptability made it a sought-after asset. Ryan Brassel and John Rosso of RossoCRE, who had been managing the property's leases, spearheaded the sale to a 1031 exchange buyer, marking a significant transaction in the local real estate market.

The building, approximately 50% leased at the time of sale, presents an opportunity for large-format medical or office users with immediate occupancy potential. Its appeal was further enhanced by flexible zoning, signage opportunities, and a favorable parking ratio.
